We have valued many of the larger condominium developments in Toronto, including such projects as the Ritz Carlton and Shangri-la, both of which have a five star hotel component.
We have completed major national assignments such as evaluating 330 properties for Canada Post; the real estate assets of one of Canada's major airlines; regional shopping centres to assist in the restructuring of ownership and downtown office buildings in Canada's major cities.
Some of the more challenging assignments undertaken by the firm include work at Lester B. Pearson on Terminal Three and Canada's largest cargo warehouse catering to the airline industry; the former Gooderham and Worts property which has undergone a major redevelopment recently to become a cultural focal point for Toronto. This valuation required an innovative approach.
We have provided replacement cost estimates for insurance purposes on a forty-property portfolio for a major client. This assignment involved substantial shopping centre, apartment, office and hotel properties across Canada and the United States.
Our ability to value contaminated real estate and to quantify the effect of environmental risk has been sought by litigants, by government bodies, by owners and by lenders. We have been appointed by the Superior Court to estimate the market value of a property after site assessments had identified the extent of subsurface contamination. Our expertise lies in identifying the effects of stigma, property use, remediation, proposals, lenders, attitudes, government regulations, monitoring proposals and potential future problems.
